Terms & Conditions
MINIMUM NIGHT STAYS
*All properties require a minimum of 3, 5, or 7 nights for all reservations, depending on the size of unit and dates of travel.
*Certain minimum night restrictions apply to specific units during particular season dates as listed below.
*Ski-in/Ski-out require 5 nights for all reservations, 4 nights in value season, and 7 nights during holiday.
*3 bedroom and larger, 4 nights all reservations
*4 bedroom and larger, 5 nights all reservations, 7 during holiday
*5 Night Minimum all Reservations during HOLIDAY AND SUNDANCE
Holiday: 12/16/06 - 1/3/07; 2/16/07 - 2/25/07

Sundance Film Festival -- January 18-28, 2007
*All reservations require a 5 night minimum
*private homes require 10 night minimum
*some units require 7 nights.

Cancellation Policy
*All cancellations made 30 days or less (60 days or less for private home and holiday season bookings) prior to arrival are non-refundable.
*Cancellations made 31 days or more (61 days or more for private home and holiday season bookings) prior to arrival will forfeit 10% of lodging total.
*There will be no refunds for early departures or late arrivals. All no-shows are non-refundable.

Sundance Reduction Policy:
Any Reduction in the original number of nights booked incurs the following penalty:
*Reduction occurring between Initial Deposit and Final Deposit: 50% of the lodging rate per night.
*Reduction occurring between Final deposit and Arrival-100% of the lodging rate per night dropped.

Check-In Time
Check-in time is 4:00 PM. Check-out time is 10:00 am.

Damage Waiver
UNIT DAMAGE: Damage waiver fee is $25 USD for 3 day rentals - $50 USD for rentals of 4 days or more.
ResortQuest will waive the cost of loss or damages to the unit reported to ResortQuest prior to guest check-out that we deem accidental, with a limit of $2,500.00.
An additional fee may be charged for intentional, negligent or excessive damages, and includes, but is not limited to, charges for anyone smoking in a non-smoking unit.

Deposit Guarantee
Condo rentals require 50% of rent at time of booking as well as a 5% Reservation Fee and Travel Insurance if applicable.
A valid credit card (MC, VI, AX, DSC) or check can be used to pay this deposit.
Final payment, including all taxes and Damage Waiver is due 30 days prior to arrival.
Private home rentals require 50% of rent at time of booking.
Final payment, including all taxes, Damage Waiver is due 60 days prior to arrival.

Disclaimer
We reserve the right to provide accommodations of equal or greater value, at no extra charge, if it becomes necessary to relocate a guest or group, should a complex or condominium or private home not be available. Specific unit numbers and bed configurations are not guaranteed.

Hot Tubs/ Heated Pools/ Fireplaces
There is an additional fee $100 per month if a guests requests the hot tub during their summer stay.
We require 72 hours notice to setup all hot tubs. Hot Tubs are included for all nightly stays

Housekeeping Services
Services vary according to season, length of stay, and other factors. Please inquire for specifics.
Housekeeping is available for all units and can be requested an additional fee if not already provided.
Housekeeping is not included with SUMMER RATES, or with special discounted rates. Please inquire at time of booking.

Occupancy
All units cannot exceed maximum occupancy as stated at time of booking.

Property Rules
Most DEER VALLEY PRIVATE HOMES require manditory 7 night reservations for all bookings.
This does not apply to Nordic Village homes, 2418A, 2410A, 2412A, 2408A, and the Nasen homes. These homes require a 5 night minimum.

Security Deposit
Sundance Film Festival All private homes rented between 1/18/07 and 1/28/07 require a 2 night security deposit, which is due with final payment.
This deposit is refundable after departure, provided there are no damages above and beyond anything covered by the Damage Waiver.
